Combined 450,000 sq. ft of Class A logistics space near Birmingham
Both facilities expected to achieve BREEAM Excellent rating upon completion
London, 28 November 2022 – Blackbrook, a specialist European real estate investor focusing on future-proof supply chain infrastructure, today announced it has commenced the development of two new facilities offering a total of 450,000 sq. ft of Class A logistics space immediately south of Birmingham.
The facilities are designed to meet the widest of occupier demands with 5T floor load capacities and 15m clear heights. Moreover, they will be built with access to exceptionally high-power supplies, offering occupiers the possibility for more than six times the current institutional standard. The developments are targeting Net Zero Carbon operations with Energy Performance Certificate rating of ‘A’ including photovoltaics.
Located next to a popular industrial estate at a key junction, the future tenants will also benefit from its prime ‘Golden Triangle’ location with easy access to the UK’s most important motorway networks, the M40, M6 and M1, making the sites perfectly suited for both national and regional distribution. Approximately 47 million people (70% of the UK population) are reachable within a three-hour drive of the site, including in London, Birmingham, Manchester, Liverpool, Cardiff and Sheffield. Nearby occupiers include Amazon, John Lewis and Aldi.
Upon completion in Q4 2023, both units are expected to achieve a BREEAM Excellent rating.
This announcement follows a series of recent investments by Blackbrook into the UK logistics market, including a facility in Nottinghamshire and South Yorkshire.
